L & T Properties is a company dedicated to the philosophy that Loyalty and Trust are key components to providing you services to effectively manage your day-to-day operations for your Homeowners Association. This is accomplished by offering individualized programs that utilize all levels of service and communication for today and in the future.

We have more than 25 years combined experience dealing with all aspects of HOA management. L & T Properties uses 212 Software dedicated to a higher degree of Community Management. We can offer you the following services:

Collect monthly maintenance fees and accurately post to the individual homeowners account timely.
Work closely with the Board of Directors to achieve maximum collections of delinquent HOA accounts with minimal cost.
Establish bank accounts through a unique and custom banking service that will allow the Board to maintain complete control over their monies. Also provide No Fee Lockbox Processing of Association Fees, Online Payment Options, Free Supplies and Competitive, if not, Superior Interest Rates.
Receive, process and pay all vendor bills upon Board approval. A cash basis balance sheet and income statement will be made available to the homeowners via website or mail.
Remaining up to date on all State & Federal Laws related to Association.
Coordinate tax returns, corporation commission filings and audits.
We will procure bids per the Board’s specifications. A minimum of 3 will be presented to the Board for review.
Coordinate the work and monitor its progress along with the Board before final invoices are paid.
You can also elect our other services for a nominal extra charge. These include but are not limited to, payroll accounting for employees of the Association. A flat fee will be charged to the Association for office charges. “Extra charges” are disclosed to the Board at the time of occurrence and an itemized statement will be provided with each Extra Charge.

L & T Properties will provide both an In-Office Manager and an Outside Services Manager.

The In-Office Manager, in addition to the above, will:

Take calls
Send various correspondences to Homeowners, Board Members and Vendors.
Attend Board Meetings
Help the Board in preparation of their annual budgets.
The Outside Services Manager will visit the property at least 2 times per week to inspect the property, monitor vendors, outside contractors and/or Association employees. The Outside Services Manager will also inspect the property for CC&R violations. Fines will be issued pursuant to the CC&R’s and in compliance with current state and federal laws.

Association Members will be urged to contact us via phone, text message, website or email to report any inconsistencies or concerns with common area. The Outside Services Manager will review and follow up with the In-Office Manager and/or other concerned parties to ensure all issues are resolved timely and effectively.
